What Type Of Work Are We Responsible For?
- Planned Maintenance And Roofing - Individual dwellings surveyed externally to establish work required. Scope of works typically includes: external pointing, lintel replacement, brickwork repairs. External joinery repairs e.g. Replacement external entrance doors and frames (limited choice), outbuilding doors. Repairs to previously erected estate fencing including re-painting. Repairs/replacement rainwater goods (gutters rainwater pipes etc). Repairs / replacement of roof perimeter joinery items ie. Soffit and fascia boards. Repairs to outbuildings. Painting of all previously painted external surfaces, doors and frames, cills and lintels etc. Internal communal areas to flats will also receive decoration works. Roof covering replacement works are carried out to groups of similar dwelling types where deemed necessary by Wigan and Leigh Housing.
- Kitchens - A scheme to replace kitchens omitted from the original programme, at the request of the tenant is being carried out. The scope of works includes new units, flooring and decoration to the kitchen area, together with updated electrical outlets. Tenants are given a choice of colours and finishes for both units and floors.
- Environmental And Security Works – The work includes timber front fencing and metal gates. Drives are provided where it is deemed practical and cost effective. Front dividing fencing will be erected where required. Where a council property is adjacent to a private property the dividing fence will only be provided with the permission of the owner. There is a choice of both colour and style when choosing front fencing but the dividing fencing will be our standard post and panel style and will be painted brown.
- Parking Bays – Where it is not possible to provide drives to individual properties we will try to provide a parking bay if there is land available. A copy of a proposed parking bay design will be sent to each property affected for consultation. Parking bays will only be constructed with a majority decision.
- Fence Painting -Treat and paint external timber front fencing.
- External Cladding And Internal Decoration - To improve the insulation value of properties that don’t meet the decency standard and also improve the appearance of the blocks.
- Communal Aerials And Digital TV - Carry out replacement of existing aerial systems with new in preparation for digital switch over in 2009.
