What investments are we undertaking?
We are pleased to advise you of the programmed works to be carried out to Council owned homes across the Borough for the current financial year - April 2009 to the end of March 2010.

The works being undertaken include:
- Planned Maintenance and Fencing
- Communal and digital television aerial replacements
- Electrical safety inspections
- Electrical rewiring
- Converting electrically heated properties to gas central heating
- Renewing old and obsolete gas central heating boilers
Planned Maintenance and Fencing
If your home is included in this programme it will be surveyed to determine the works which are required. The works could include one or more from the following list:
- External Pointing
- Lintel Replacement
- Brickwork Repairs
- External Joinery Repairs:
- Replacement Front Door
- Replacement Rear Door
- Roof repairs
- Repairs to outbuildings
- Repairs/replacement rainwater goods:
- Repairs to soffit and facia boards
- Internal communal areas to flats may also receive decoration works
- Repairs to estate fencing
- Mop up driveways – these are properties where tenants chose not to have a driveway on an earlier scheme

External Cladding/Internal Decoration - Scholes Village Only
Works are being undertaken to improve the insulation of the multi storey flats in Scholes Village. We are doing this by renewing all of the windows with high performance uPVC double glazed windows and externally insulating the flats. Internally, communal doors and frames are being renewed to enhance the fire protection and the communal areas will be decorated.

Electrical Safety Inspections and Electrical Rewiring
We are continuing with a programme of safety inspections to check the condition of electrical wiring. If any minor repairs are required these will be undertaken. Additionally, we are undertaking a programme of electrical rewiring.

Converting Electrically Heated Properties to Gas Central Heating
We are continuing with the programme to replace unpopular electric storage heaters with gas central heating systems. The new heating system will include a modern energy efficient condensing boiler and radiators with thermostatically controlled radiator valves. Approximately 750 properties are included in this years programme.

Replacement of Obsolete Gas Central Heating Boilers
We have commenced a programme to replace old and obsolete gas central heating boilers with a modern energy efficient gas condensing boiler. Additionally, we will be installing thermostatically controlled radiator valves.

Security Lighting to Bungalows
We are going to survey bungalows throughout the borough to:
- determine the condition of existing outside lighting
- identify those properties which do not have external security lights

Cavity Wall/Loft Insulation/Hard to access roof areas
Previously we have undertaken cavity wall and loft insulation programmes. Some properties were omitted from the programme when the works were done. We are identifying those; these will then be surveyed by our approved installer Mark Insulations.

Asbestos Checks
For many years we have removing materials that contain asbestos from council housing and replacing it with an alternative material. It is important to be aware of asbestos and to treat it appropriately. We may need to undertake a survey on your home from time to time to see if there is any asbestos containing materials present.
