What Will The Landlord Do?

The repairs which will be undertaken by the Landlord include:-

  • The roof
  • Foundations
  • Cladding
  • Brickwork
  • Structural timber (such as joists)
  • Balconies
  • Door canopies
  • Gutters
  • Communal doors and window frames (including glass in communal windows). In blocks with 3 or more storeys the Council is responsible for painting ALL the doors and window frames in the block.
  • Communal staircases
  • Entrance halls
  • Lifts
  • Door entry phones
  • Communal TV aerials
  • Estate and common lighting
  • Communal security systems (eg Concierge)
  • Common accesses and paths
  • Boundary fencing
  • Gates
  • Bin stores

What Will The Leaseholder Do?

Under the terms of the Lease the Leaseholder is responsible for keeping the inside of the flat in good repair, including doors and windows.

Full details of your responsibilities are contained in your Lease, but the following are examples of the types of things you are responsible for:- 

  • Floor boards
  • Wall and ceiling plaster and paper
  • Internal doors
  • Front door to your own flat (unless the block has 3 or more storeys)
  • Door furniture (eg letterbox)
  • All glazing
  • Electrical wiring
  • Internal fixtures and fittings such as baths, sinks, WC, kitchen units
  • Individual heating boilers and plumbing which serve your flat
  • Any garden area included in the lease for your own exclusive use.
